There is no single right answer
The right cleaning frequency depends on three things: how your building looks to the people who matter, how quickly it gets dirty, and what the glass is worth protecting. A ground-floor retail storefront on a busy street and a 20-story curtain wall above a reflecting pool live in completely different worlds. Below is how we think about cadence for each kind of property.
Storefronts and ground-floor retail
First impressions are the whole game here. Fingerprints, splash, and street grime show within days. Most retail and restaurant clients land on weekly, bi-weekly, or monthly exterior cleaning, with many of our highest-traffic accounts on a weekly route. The per-visit cost is low and the visual payoff is immediate.
Mid-rise office and managed real estate
For Class A office and managed commercial real estate, the building has to show well for tenants and prospects without disrupting the workday. Quarterly exterior cleaning is the common baseline, stepping up to monthly for lobbies, atriums, and entrances that see heavy foot traffic. Interior glass is often handled on a quarterly or semi-annual cycle.
High-rise towers and large facades
Large facades that require lifts, swing stages, or rope access carry higher mobilization costs, so they are typically cleaned once or twice a year on a planned program. The goal is to stay ahead of buildup before it becomes etching or staining that no amount of routine cleaning will remove.
Factors that push frequency up
Buildings near construction, highways, rail, or heavy tree cover get dirty faster and benefit from a tighter cadence. So do properties with hard-water irrigation overspray, which leaves mineral deposits that bond to glass over time. If your windows develop spots that routine cleaning will not lift, that is a signal the interval is too long or restoration is overdue.
The bottom line
Most commercial properties are well served by a quarterly baseline, adjusted up for visibility and exposure. The cheapest program is rarely the least expensive over time, because deferred cleaning turns into restoration. We are happy to walk your property and recommend a schedule built around how your building is used and what it needs to protect.
